1) Hire a Realtor
Okay, okay. If you have already hired a Realtor then you can go on to #2. If not, then consider this- the most important visual cue of staging your home isn?t the interior or the exterior of your home. It?s that sign out front that says either ?For Sale By Owner? or has the branding of an approved and trusted Realtor. Do not underestimate the power of this sign. People automatically are more trusting and more inclined to buy a home that they believe has been inspected and put on the market by a professional. They also believe that the house will be priced more accurately to its market value. Hiring a Realtor will always go far when selling your home.
2) Get a second opinion
Because you live in your home, you have stopped seeing the little marks and scratches that initially you couldn?t help but notice. Take a hard look around your house and you will find plenty of imperfections that every potential buyer will see. To make sure you take care of repairing and addressing all of these issues, it is absolutely critical that you invest in a second pair of eyes. If you already have a Realtor, they are a perfect choice for this position. For another outside opinion, make sure you ask someone who will give you honest answers.
3) Consider your paint and carpet
Our walls and floors are two things that tend to take more than their fair share of damage. But these can be easily remedied. A quick coat of paint can give new life to a room and adding new carpet can get rid of stains and worn out spots. Not to mention these changes can often give your house that ?new home? smell. Always consult your Realtor before adding new carpet, as a carpet allowance may sometimes be the better choice.
4) Update your fixtures
Unfortunately for older homes, fixtures often say a lot about a house. But lucky for us they are easily updated. A quick and inexpensive trip to the hardware store can provide plenty of little ways that you can provide a modern flair to your home that will make it that much more attractive.
